We consider our job as a profession. The rigors of becoming a licensed appraiser have become more difficult than ever before. That's why it goes without question these days that real estate appraisal can definitely be dubbed a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.
An appraiser's main obligation is to their client.
Most of the time, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client.
Consequently, appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As
a homeowner, if you want to review the appraisal document, you normally have to request it from your lender and not the appraiser.
Other obligations include accurate calculations appropriate to the nature of the assignment, attaining and keeping a particular level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at Roser Real Estate Appraisal, Inc., we take these ethical responsibilities very seriously.
Appraisers may often have fiduciary responsibilities to third parties, including homeowners, both buyers and sellers, or others. Generally the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary duty is restricted to those parties who the appraiser knows, based on the scope of work or other things in the framework of the assignment.

There are also ethical rules that have nothing to do with whom we share information. For example, appraisers must be able to produce their work files for a minimum of five years - at Roser Real Estate Appraisal, Inc. you can rest assured that we abide by that rule.
We meet or exceed the industry standards and rules set in place for ethics. We can't accept anything less from ourselves.
Doing assignments based on contingency fees is not something we can consider.
That is, we are not able to agree to do an appraisal report and collect the fee only if the loan closes.
There's a definite conflict of interest if an appraiser can report a greater value and then get paid more money!
We just don't do it.
Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly states unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be at ease knowing we are going above and beyond to get you an accurate home or property value.
